Many residents are starting to consider hiring a contractor for some home repair in Elliot Lake, especially with the advent of “instant” Summer. When dealing with someone who claims to be a contractor/renovator, there are some key points to remember.

Consider when dealing with contractors or home renovators:

  1. Asking at least three (3) companies to examine the job and give you a written estimate. Never accept an estimate over the phone or without inspecting the area.
  2. Pay only a minimum of 10% and do not pay the entire contract amount before the work is complete. This ensures that your home renovation contractor is available to complete the job. It also protects you against financial loss should the company go out of business.
  3. Do not allow home-remodeling contractors to convince you to make a large downpayment in order “pay for material”.
  4. Never sign a contract that isn’t complete. Make sure you have all prices and details spelled out before signing a contract. Before work begins, make sure you have a written contract. It should also include the name and address for the contractor.
  5. Ask about the warranty. It should be clearly stated and written.
  6. The Ministry’s consumer watch list, chambers of commerce, and municipal building inspectors keep records about home renovation contractors. To find out if the company you are considering is reliable, check with these organizations. Check that the contractor has a valid building permit from your local municipality.
  7. The law states that the final price for goods and services must not exceed 10% of the initial written estimate. Your home renovation contractor should talk to you about any new work. You should also be asked to approve a change order that includes the new work as well as a revised estimate.
  8. You have a 10-day cooling-off period after a contract for home improvements is signed at your house. If you requested emergency repairs, you must pay for the work if it is reasonable in quality. However, this does not apply if you have been misled into making unnecessary repairs.
  9. Unfair business practices, such as misleading promotional or sales tactics, are not protected for consumers. You may be able cancel the agreement within one-year if you have been involved in an unfair practice. You can send a registered mail to the company stating that you wish to cancel the agreement.
